Touring Texas

We had heard a lot about Palestine, Texas so we took a day trip to check it out.

We saw some neat old buildings. This one is 130 years old.

This house had a business in the ground floor. (with customers!)

We liked all the Century old homes.

Blogging with the Armadillo's





It's been awhile since we posted a blog.


We moved to East Texas for a change of scenery.and guess what?!







We still live in the woods.





When we moved in this door was dark grey.


We fixed that right away.



Our house is sort of like a large apartment.


Except you don't have neighbors close by unless you count the deer,squirrels,rabbits, and wild hogs. (no... not bikers)

This guy showed up by our back fence about a week after we moved in. He was just a little kitten with bright blue eyes and scared to death of us but very curious of the silly dogs trying to eat him.


We named him Frank. You know...Ol'blue eyes?


Despite the dogs constantly harassing him, he has worked his way into our family.






Frank and Toby are best buddies now.



And no ....Toby will not share his toy with Frank.



Shasta has no comment unless food is involved

More pics of project

The back door to mudroom only had the 3 steps made out of 2 x 12's
We covered them with some composite decking put in some handrails and
added a ground level mini deck. We're hoping this icing on the cake will help sell it.
This is the master bedroom bay window. This area was in very bad shape. There was even plant life growing in between the middle window and a storm window on the outside. We replaced all of the windows in this bay.


This window looks out on to the front porch.

The window frame is original but the large piece of glass is new.

We bought a new humming bird feeder.
We think they like it.
There were as many as 11 humming birds on it at one time.
We only caught 7 with the camera.
It's right outside our bedroom window, so we get to see a show every evening.

This Old House is ready to sell

A new coat of paint does wonders.
So does 12 new windows, 7 new doors, 1 exterior french door, 8 elliptical archways, 3 new kitchen cabinets with 24 ft. of matching crown trim, 16 new oak stair treads, new oak hand rail, 14 new balusters, more Sheetrock than we care to remember, 3 - 5 gal. pails of drywall mud, 3 bags of texture, about 25 gallons of interior paint, miles of baseboard, door & window casing, 2 wall heaters, 2 baseboards heaters, 12 sheets of bead board (for wainscot), 2 closet organisers, 2 bathtubs, 2 bath sinks with vanities, one new toilet, At least a dozen light fixtures, boxes of outlet and switch covers,120 yards of carpet, approx. 400 square feet of ceramic and travertine, A new fireplace mantel, and a bunch of misc. stuff that's just too numerous too mention 2 roll off dumpsters to haul off trash from previous occupants, and last but not least....six months of labor from the Two of Us.

This Old House

A new archway! An old "craftsman " house
A very old and very cool window.

We started another project / flip house. The house was built somewhere around 1920-1926.

There are some very neat features to the house such as the original windows in the dining room and living room. Too bad it wasn't better taken care of because most of the windows are beyond repair. The interior doors were half replaced ( by someone that didn't know a hammer from a screwdriver ) and the ones that were not were trashed.

The former tenants left enough trash in and around the house to fill 2 roll off dumpsters. Thats about 40 cubic yards. We have been working on it for 6 weeks ( with lots of days off and lots of breaks during our work day) . It will probably take until about the middle of May to complete.

We already started looking for the next one to do but will take a break to catch up stuff around the house we live in.
